About CheckHowMuch

CheckHowMuch is a free Singapore property data platform that provides resale transaction history, market valuations, and lease decay projections for both public and private housing. It covers 9,742 HDB blocks across 26 towns, with 239,887 resale transactions recorded since January 2017, plus 1,806 private condominium and apartment projects across 28 postal districts.

HDB resale data is sourced from data.gov.sg, published by the Housing and Development Board. Private condo and apartment data is sourced from the Urban Redevelopment Authority (URA) Data Service. Each HDB block and condo project has its own page with full transaction history, price trends, a valuation tool, and lease decay projections for leasehold properties.

All transaction data is sourced from Singapore's official open data portal, data.gov.sg, published by the Housing and Development Board (HDB) under the Singapore Open Data Licence. Property valuations are calculated using Bala's Table, the Singapore Land Authority's official leasehold relativity model (established 1948), which accounts for the non-linear depreciation of leasehold property values as the remaining lease decreases.

Each block page shows the complete resale transaction history, current median price per square metre, five-year price trend, remaining lease with annual decay rate, and a valuation tool that estimates current market value based on comparable recent transactions in the same town and flat type. Future value projections factor in both market appreciation (3% annual baseline) and lease decay using Bala's Table formula: Bala(T) = 1 - (1/1.035)^T, where T is the remaining lease in years.
